Can I reach you after hours?
We have an after-hours line for any emergencies that come up during the evenings or weekends. -
Do I get to see the lease or sign it?
As your managing agent, we will sign the lease on your behalf and you’ll receive a fully signed copy for your records. We are happy to share a copy of the lease with you before signing if requested. -
Do you sell real estate too?
Yes! If you are interested in buying or selling a property we can connect you with one of our agents. -
How and when do I get my checks?
Rent proceeds are distributed around the 10th of each month. These can be sent electronically or by check. -
How is rent collection handled?
We work directly with your tenant to collect their rent payment. Tenants can pay online through their Tenant Portal, in person, or through the mail. -
How long of a lease do you sign?
The owner decides the length of the initial lease after a discussion with their listing agent during the listing and application process. The terms are discussed for lease renewals between the owner and the property management team. All decisions are made by the owner with guidance from the property management team to make the best decision for their home. -
How much security deposit do you charge the tenant?
The standard security deposit collected is equal to one month's rent. Certain exceptions can apply, and all laws of the local jurisdiction are followed. -
How soon can you start managing my property?
If you are interested in pursuing our services, you’ll be connected with the property manager on our team who oversees the area where your property is located. They will work with you to fill out the paperwork, walk the property, and discuss the timeline for onboarding. -
What type of properties do you manage?
Our primary focus is residential homes including detached houses, townhouses, and condos. -
What type of reports do I get and how often?
Each month you will receive an owner statement outlining the income and expenses for your property. At the end of each tax year, you’ll receive a tax statement with the information to include in your taxes. -
Who holds the tenant security deposit?
The tenant security deposit is held by property management.
